In Massachusetts, there is no legal requirement for a property manager or property management company owner to be a licensed real estate broker. That means most companies aren’t held to the same ethical and legal standards we are. As a licensed brokerage, we must follow the MA Real Estate Board’s strict code of conduct — including all Fair Housing Laws (state and federal), escrow and financial regulations, and ongoing continuing education requirements. You get a higher standard of accountability, by law.

Most property management companies collect rents into one large pooled account and then disburse payments to landlords. We do it differently. Each owner establishes a dedicated checking account used solely for rent collection and bill payment for their property (or properties). Tenants pay rent directly into the Property Account, and you can log into online banking at any time to see exactly where things stand. This system also allows you to fully control the monthly Owner Draw.

What's included?
Three phases, fully covered
STEP 1 — Property prep
We coordinate cleaning, painting, and minor repairs. We document the unit’s condition with detailed photos and provide tenants with the required MA Apartment Condition Statement on day one.
STEP 2 — Tenant placement
We advertise on MLS, Zillow, Realtor.com, Trulia, HotPads, and broker-only platforms. Every applicant is screened via TransUnion credit check, income and employment verification, previous landlord references, eviction database scan, and pet references.
STEP 3 — Lease & move-in
We draft and sign our proprietary MA lease electronically — built to minimize your risk with provisions the standard lease doesn’t cover. We add all required addendums and collect all deposits. We coordinate key handoff and walk tenants through the apartment condition statement per MA law.
STEP 4 — Budget analysis
Before signing, we review your current rent vs. market rate, analyze monthly cashflow, obtain bids for any services, and build a maintenance plan based on your property’s age, size, and risk profile. We alert you to market trends and help you maximize net income.
Rent collection
Monthly ACH or bank deposit. We issue rent demand letters and advise on legal steps and collections if a tenant falls behind.
Accounts payable
We pay recurring bills — water & sewer, property taxes, insurance premiums, mortgage, condo fees — and confirm tenants have set up their own gas and electric accounts.
Monthly statement
Detailed breakdown of all income and expenses: who paid, who was paid, service descriptions, property notes, dates visited, communications with tenants, and any outstanding action items.
Year-end statement
At year’s end you receive a complete income and expense spreadsheet covering the full year — ready for your accountant at tax time.
Lease renewals
We handle re-rentals, renewals, and security deposit escrow procedures per MA law — at no extra charge.
HOA liaison
We act as the point of contact between you, the HOA manager, and your tenants — submitting maintenance requests, providing required documents, and keeping all parties in compliance.
Routine requests
We handle tenant maintenance requests and coordinate with our network of trusted vendors — plumbers, electricians, handymen, painters, and more — sending the right person based on urgency and scope.
Preventative maintenance
Annual pest mitigation plans, boiler cleaning, HVAC service contracts, lawn care, and snow removal coordination — to prevent large expenses before they happen.
Capital improvements
We obtain multiple quotes, supervise all work, verify contractor licenses and insurance, pull permits where required, and send you photo updates throughout.
Interior inspections
Interior unit inspections are performed at least once per year (and as-needed), in addition to regular exterior drive-bys and common area walkthroughs.
Properties We Manage

Single Family
Managing a single family home requires a special set of skills and knowledge. The rules and obligations for both the tenant and landlord are different when renting a single family. We also use a lease that is specific to SF homes. It is important to consider your long-term and short-term goals; do you want to return to your house in a year or is this a long-term investment? We will advise you on what services you are and are not obligated to provide, what bills and expenses you do not have to include in the rent, and more.

Multi-Family
When managing a multi-family home it is important to stay on top of it all– we inspect the common areas, the exterior, enforce parking rules and everything in between. We will work closely with you to identify the unique needs of your property and what we can do to satisfy them.

Small Buildings
Small buildings require a management team that understands the nuances of building management. We have bi-lingual repairpeople to ensure all the needs of every resident are met. We will regularly assess and compare prices for trash removal, cleaning services, pest mitigation, snow removal and landscaping. We can use modern app-based systems to enforce parking, handle lock-outs, obtain maintenance requests, and collect rents.

Framingham Condos
We know local HOA requirements inside out, coordinate with boards, and handle all compliance paperwork for owners and tenants.

Ashland Condos
We have relationships with the property managers at Brigs and FSR which helps us facilitate maintenance requests, the nuances of neighborly interactions, enforcement of all rules & regs, and everything in between. We have a comprehensive understanding of each HOA’s rules and enforce tenant compliance. We will provide the HOA management with all required paperwork and act as the point person between Owner – HOA – Tenant.

Natick Condos
We manage several condos in Natick Village, Natick Green, and Deerfield Forest. Did you know each of the HOA’s has a separate management company and different rules & regs? We work with each office to provide them with the required documents and ensure tenant compliance of rules & regs.

Renting out a condo comes with a layer of complexity that single-family and multi-family management doesn’t have: the HOA. Every condo complex has its own rules, its own management company, and its own approval process. We’ve worked with HOAs across Framingham, Ashland, Natick, and Hopkinton, and we know how to navigate them efficiently so you’re always in compliance and never caught off guard.
Before you rent: what every condo owner needs to know
Before placing a tenant, there’s research every condo owner should do. We guide you through it — and handle most of it for you:
- Contact your HOA management company to confirm you’re allowed to rent your unit. Some HOAs restrict rentals entirely or cap the number of rental units in the complex.
- Ask what the approval process looks like. Some HOAs require prior sign-off from the Board of Trustees or the management company before a tenant can move in.
- Find out what paperwork is required. Many HOAs require the landlord to submit a copy of the signed lease, a tenant information form, and other documents before move-in.
We take care of all HOA paperwork requirements on your behalf — for both you as the landlord and for your incoming tenant — so nothing falls through the cracks.

Before any capital improvement or renovation, we obtain the required HOA permission and complete the ARC (Architectural Review Committee) form or any other required process.
HOA vs. owner repairs
We evaluate every repair to determine whether it falls under the HOA’s responsibility or yours — such as a leak from a unit above — and escalate accordingly.

Advertising on exclusive broker-only websites allows us to reach a broader audience and secure a qualified tenant. Including: MLS, Realtor.com, Zillow, Trulia, HotPads, and many other syndicates. When we enter the listing into MLS it also allows us to cooperate with other real estate agents who may have clients to show the property to. By cooperating with other agents we are reaching an even broader audience — tenants who are relocating for work often use real estate agents, or anyone who is serious about moving and is a qualified renter.

Drafting and Signing the Lease
We will review the lease with you prior to signing it with the tenant. You do not have to be here in-person, we can do everything electronically. We also collect any deposits from the tenants on your behalf. Amend the lease as-needed. We have designed a proprietary lease in which we have taken all the important components of the various MA standard lease versions and put them into one lease. Our provisions are designed to minimize your risk and eliminate any ambiguity.
